He’s basically trying to maximize the monetary benefit to himself while not even allowing you to have a minimum of personal space to call your own, in your own home. You’ll share a bedroom and bathroom and no personal space. That’s a dealbreaker for me. Your home should be a place where you feel at home, not shuffled around day to day like some intruding rent-payer. You will be financially maxed out and expected to be grateful for upgrades you neither wanted or needed. Meanwhile it will be his house, in his name only, and he will accrue equity on your dime, none of which you will ever see should you break up. He is not generous, and that’s a crappy attribute in a life partner.

i think it will only be a mistake if you stay, no relationship should be this difficult and painful. he is showing he isn't willing to make the effort. your mental health will only deteriorate more if things don't change, and there is no indication they will.
